Why Park Your License?

Under the Trust in Real Estate Services Act (TRESA), all REALTORS® in Ontario must be registered under RECO in order to maintain their professional license.

There are other fees and requirements associated with maintaining your license:

  • Continuing Education

  • Board Membership Fees

  • Brokerage Fees

For REALTORS® who decide to take an extended break from real estate trading, these costs can add up to over $3,500 a year.

  • The first step is to complete a RECO Employee Transfer/Termination form which must then be provided to the brokerage you are leaving with a copy given to SEEKABOO.

    A RECO Employee Transfer/Termination form must be completed for transfer to SEEKABOO, and must be provided to Lili Gagliardi for processing. Along with this must accompany a $25.00 transfer fee payable to RECO.

    Upon registering with SEEKABOO Realty Inc., the Independent Sales Representative agrees to submit the annual administration fee of $295.00 + HST (this fee is subject to change without notice).

  • All commissions earned from referral fees by the Independent Sales Representative are subject to a fee of $299 + HST per transaction*.

    *certain conditions apply

    A trade record sheet will be produced and e-mailed or faxed to you when closing funds have been received.

    Note: all closings will only be processed once a signed trade record sheet has been returned by email.

    *Any commissions earned other than referrals will be subject to a 10% administration fee.

  • No monthly corporate fees or MLS affiliation required. The registered is still obligated to keep up with continuing education courses with RECO, Errors and Omissions Insurance and active registration with RECO.

  • Yes, you still need to pay E&O yearly.

  • Parking your real estate license is also referred to as holding your license, warehousing, or shelving.

    Parking is when you register your Real Estate license with a licensed brokerage that holds your license because you are not actively trading.

    You are still a fully licensed Registrant with RECO, but you are exempt from paying Real Estate Board and Association fees, as well as other brokerage fees.

    You remain responsible for RECO insurance and continuing education costs.

  • Agents from anywhere in Ontario can join us!

    In addition, we are directly connected to a network of over 1,000 REALTORS® from across the GTA.

    However, you can receive referral fees from any registered real estate sales representative or broker in North America.

  • SEEKABOO. is not licensed to post on MLS or trade on your behalf.

    This option is best for salespeople or brokers who do not wish to pay OREA, CREA, local board fees, franchise fees, and desk fees.

  • We can customize your membership according to your needs, however, some of the additional services we offer include:

  • You cannot represent buyers or sellers as a SEEKABOO agent, however, you can refer clients and transactions to active real estate agents and receive referral fees.

  • Seekaboo Realty Inc. is a fully virtual brokerage. However, through our exclusive partnerships, we do have several offices throughout the GTA in which you can reserve meeting rooms as needed.
